Sorry daniel, I didn't explain that very well!

You can but ask when the time comes. Who knows what the market will be like in 5 years time?

Thanks for your replies on this,

I guess my main point is when requesting an uplift on a current mortgage do the same conditions apply such as credit checking etc? im guessing yes!!

Danieln - at the moment it is difficult for a lot of people post IVA to get a main stream mortgage - however that not to say in a few years it will hopefully change.

Even people with good credit scores - to get the best deals have to have 30 -35% deposits. Incomes multiple may change again !

Dont be disheartened - no one knows what going to have in a few years time. I am one of these people that have been able to have mainstream credit/mortgage/etc following a IVA - it just takes time !!!

As previous said - porting - usually means going through the same stages as applying for a new mortgage. Porting just means the interest rate and the conditions are the same to previous mortgage

Luluj,
Thanks for the broker deals. I have spoken to him this morning. He seems very positive about my situation. He says there should be minimal issues when the iva drops of my credit file. I mentioned what the other brokers have said about waiting 6 years from iva from completion. He just said it sounds like they don't know anything about iva's.
All in all it is looking very positive so fingers are crossed.
Thanks again for your help and advice everyone!

He seemed to think I'd have access to competitive rates. 4.99% for 85% mortgage.
He said he'll email this fternoons with some rates and options so I'll let you know then.

If he can help he will - he has contacts all over so knows where to go with all different circumstances - our mortgage will be on a higher interest rate until it clears off our records in 2013 but as far as we are concerned it is worth every penny to have our own front door and back garden that we can call ours !

If he manages to sort dongledoo out as well it will be really good !
