Just to be safe, If it were I, I still would not give notice until I was absolutely certain that I had a new home to go to (by that I mean I’d get it in writing, but I have always done things the far end of a f..t.)
Be careful about your notice and dates. When I once rented the months were classed as calendar months, so if I had given notice in the middle of e.g. January, I would have still been liable for the rent for February because my contract stated calendar months. Just thought it may be worth a mention so you can try and make sure everything runs as smoothly as possible and hassle free, as moving is a stressful enough time for anyone.
I would hand deliver my written notice and make two ‘original’copies and sign both. Get a signed receipt (you could type this yourself and even add this onto the bottom of both copies of your notice) then get whoever receives it to sign and date that it has been received (and print their name incase it can’t be read!!) – told you I was extreme I even get on my own nerves I am such a fanatical checker of things at times!!
Maybe even worth getting a second person to witness the house before you leave and mention in your notice letter that the shower which is faulty and possibly dangerous was never fixed.
All of what I mention is just precautionary but you can’t be too careful when it comes to your home and your precious son, whose comments made me smile! What a little star.
Keep posting. I hope to read about your new home in the very near future and wish you all the luck in the world. Wouldn't that lottery win just be the icing on the cake if it happened, and a very big cake at that.

We've finally heard off the landlady who is apparently coming to replace the shower at the weekend! No apology or anything for her not being contactable or anything though!! x

that's good Vimto, how I see it is the agents are the managing agents and as such I think should have recognised this as potentially dangerous and sorted it out as the managing agent. You are best out of there and I hope the new place comes to fruition soon for you because you deserve a break from all this unecessary hassle. Hugs

So..latest update is..
The landlady contacted me Thursday to say she would be around the weekend to replace the shower.
However, this was before she got told we would be leaving the property which she found out saturday morning. Guess what...no vist and still a broken shower!!

this is not surprising Vimto. I notice another poster mentions about Environmental Health serving a notice but I don't think this would help you in the long term, now you are moving. I would definitely not use the shower to be safe. You might find that the agent/landlady become awkward about your deposit now they know about the move, I really don't know whether I would have a word with your environmental health dept or not about a notice to fix the shower, it's an awkward one because they have your deposit.
I do know though that if you do not get your deposit back for whatever reason that you can lodge a small claim I did one years ago online it cost me £50 (then) because I had not received a deposit of £800 back from a landlord, despite me fixing a lot of problems around his house and him not being bothered at all.
I did get my deposit back, he paid up 2 weeks before going to Court as realised all the proof was in my favour and he would be exposed as a dodgy landlord because he had no reason to keep our deposit, which we very much needed at the time and he had caused me a lot of unecessary stress.(Shame he didn't go to court in a way because I now believe I would have been awarded compensation for unecessary stress which made me more ill than I already was at that time).

Either way when you do move and get your deposit back maybe then may be an appropriate time to ring environmental health if you have not already done so by then, because if someone else uses the shower and gets e.g. electricuted or whatever the agent/landlady (unsure which, may be both) are definitely at fault and lives could be being put at risk.
I suggest you keep a written log of all calls and conversations with the agent/landlady etc but I suspect you are doing this already (names, dates times, just incase you need it at a later date, but hopefully not)

I'm not surprised either really, just don't think its very nice of her! My worry now is that she gives us a bad reference or no reference at all for the new place because of it!

I don't see how she can give you a bad reference - you've paid your rent on time and have proof of that - the house is fine (apart from the shower!!) so no worries.
I would take some pictures of all of the rooms and the outside space so that if she decided to play silly whatisits you have proof.
I agree with Niobe Vimto, maybe also get a second person to check round before you hand over the keys even and get the agent to check round before you hand over the keys if at all possible.If you take photos use the current day's newspaper with the date showing in the photos (this is a well known way of testing the condition of a property on a set date) - then, when you go to your new property I'd also do this when you first move in, so you have an exact picture when you move in dated and keep it for your records) Best wishes keep letting us know how you are doing

Do you have to use this person as a reference Vimto? I wouldn't if I could avoid it I'd use someone else and if you have to do it I'd go through the agent (not the landlady herself) who should keep the reference to the point of just saying you paid your rent on time and they never had any problems with you as a tenant - you could even type your own out and get the agent to stamp and sign it-just a thought? (I'm thinking you've probably told the new landlord about your carry on with this ignorant agent/landlady so they probably won't take much notice of a reference unless it said something dire which legally it should not anyway).At the end of the day you are a better tenant because when in an IVA you are less likely to move to another home as quick as someone who is not in an IVA, also your rent is guaranteed because it is budgeted for if you see what I mean.
