Hi,

I've had to phone up Grant Thornton regarding Equity Release and they have asked me to upload my property details on a web site called "Property Price Advice".
Valuation seems quite high especially as they have low, high and average values.

Has anyone come across them and can I get my own valuation?

Hi,

Not heard of that site before. I am sure you should be able to provide your own valuation - that is what I did.

Seek your own valuations and point this out to Aperture.
IVA started March 2011, Completed March 2016 and certificate issued 11 days after final payment. It was not always easy but then some of the best decisions aren't.

A web based estimate is useless and will not reflect the fact that most dwellings occupied by those in an IVA have not had the benefit of any meaningful maintenance for almost 5 years and this will affect the value.
My opinions are merely that .. opinions based on experience. Always seek professional advice.

I went on that site and put in my details and it gave me three different valuations. I wasn't impressed.

Hi Mark. Best to get your own from someone who's actually seen the house and challenge their virtual valuation.

I challenged the drive-by valuation provided by my IP and paid for my own. This cost me £180, but properly took into account the real state of the property and the fact that we had subsidence.
The IP accepted this valuation and in my case my IVA ended as we were de-minimis!
The best £180 I ever spent!

My valuation cost me nothing as I told a few fibs saying that I was likely to be made redundant and needed to downsize. They gave me a valuation in writing and when they phoned back I said that I wasn't needing to move.

we got a local estate agent to value the house and paid £60 for this. I told the agent why I needed the valuation and as they were getting paid for the service (and knew the sale wouldn't be going any further) they were happy to oblige.
