I know failing the iva and a quick sale and withdrawing the money is not the greatest move to make but don't want to end up penniless and homeless

You can always try to rent somewhere in the meantime but your credit record is now totally shot.

No, it's not the greatest move, but I am just trying to emphasize that it might not work the way you plan and could all go pear shaped very quickly.

Yes I will speak to them, but I don't think I received the best advice before entering the iva regarding the property i wouldn't have done it had I known. But if leaving the iva allows me to offer them payment plans that might be best. in regards to payment offers can they reject them.

I don't know them - speak to them tomorrow and explain the position but just be aware that creditors can reject offers.

Suggest you ask for a payment break whilst you try to find new income. You could be (understandably) worrying a little unnecessarily.

Get a break in the IVA approved and try to find new work to keep the IVA going and keep the house.

I imagine the problem is going to be finding the money to pay the mortgage whilst he is unemployed.

Do you have a portable mortgage?
The mortgage company might not allow it as your in an IVA but you could ask for a variation to allow you to sell the house on the grounds if you don't you will be forced to go bankrupt.
You could ask the mortgage company to port the mortgage paying off x amount with any equity released. You could then offer any remaining equity to your IVA or continue with reduced payments.
