Hi,
My husband completed his IVA 3 years ago and now has excellent credit (999 on experian). We will be in a position to buy our first home in the summer due to some inheritance meaning a 25% deposit. I know our mortgage options are limited and but we may find success through a broker.
Can anyone advise the sort of interest rates we can expect to pay? I assume its not going to be 2-3% but is 4/5% realistic for a fixed rate.
Also how much would a broker charge?

It will depend on your circumstances. Both Ryan and Shaun come recommended from the forum ..both are mortgage brokers. Ryan has been successful in gaining mortgages for a number of forum members all with very different circumstances and interest rates.
When did your Iva finish ? Have you checked your credit record with equifax, experian and callcredit? All three credit agencies need to show no defaults and no references to iva etc ....if this is all clear then you should be ok to proceed.

If you completed the IVA 3 years ago the defaults on your credit file will be long gone and you will be able to get the best rates like everybody else does.
That is assuming you had a IVA over 6 years ago.
A mortgage broker will cost you nothing, they earn their money from the Mortgage company in the form of referral.
