You can ask for a valuation to achieve a quick sale --- according to the agreement equity should be calculated using the open market value.

And remember -- do not prepare the house for a valuation as though you were going to sell it. A rusting Capri, upside down, on the lawn always helps --- kidding there, but you get the drift :-)
