I can't see the link (my phone's problem not your link) but it is more difficult to rent with an iva on your file. The main problem being that you are a known risk and as such invalidate the landlord's rent protection insurance. With this in mind you can negotiate to offset the risk - double deposit, guarantor, six months rent up front. Or alternatively, you could go to a private landlord or small, independent agency who will be more willing to help. Also, explain about ivas and your rent being a priority payment. I spent a long time with my agency convincing them that I could afford the flat and my debs were less of a problem than for most of their tenants who had masses of credit cards. But most importantly, be upfront and don't pay the admin fee until they have guaranteed that you failing the credit check will not impact on you getting the property. It can be done - I'm living proof. A bottle of something also helped me smooth the process!!!

2 did say a guarantor might help me but it would not be 100% and the last thing i want to do is pay out the £200 and get turned down.

You could go back to your favourite of the two who said a guarantor might help and tell them that you know you'll fail the credit check so why don't they do whatever else they would need to do in that eventuality and let you know whether it's a goer or not. If it isthen you can pay the fee and get the credit check done as a formality knowing that the property is yours.
You can always ask your ip to give you a reference to show that your iva payments are kept up to date.

I would take BOLs advice and ask a parent to rent for you. You can then pay the rent through them. Even if they have retired I don't see why they would stop them from signing a tenancy.

HI every one thanks for the help. I have had a bad month splitting with my girl friend after 8 years. The reason i took the IVA so we would be better off in the long term.
I kind of have it sorted going to move in to a place with a mate so it is looking up.
