Will I still be able to rent through a letting agent with my IVA ?

Many have done so, Katie. Best to be upfront with them. You will fail a credit check, but they might be sympathetic, especially as your rent is budgeted for already.

Hi Katie, I was able to. I explained to the letting agent that I was in an IVA, he checked with the landlord and because I was in full-time employment and had good references, the landlord and letting agency were happy for me to rent. In fact, when I left the property the landlord said, "it's been a pleasure". I was never late or missed a monthly rent payment. Just because you're in an IVA doesn't make you a bad tenant. In fact, it makes you a better tenant as your rent is ring fenced and you have the best budgeting skills around :-)

I agree with Foggy, in my opinion those in an IVA are safer tenants than those who are struggling to pay £1000s in debt and have a perfect credit rating as their budget is already worked out and rent accounted for every month.

Be honest about your IVA you might be surprised

You may be asked to pay a larger deposit .... Honesty with the letting agent in advance of a credit check often proves fruitful.

Hi, to be honest two years ago when I was looking to move from my current rented property I was turned down by an estate agent because I mentioned the IVA but then others were OK about it and just wanted a guarantor. These estate agents all behave differently in their attitude I found. Some will be OK, some will just want a guarantor and some will ask for few months deposit upfront which is a lot of money to have in a lump sum. But best to be upfront an tell them because they do charge fees for references and credit checks and they average about £400 before you pay any deposit to them! I think the fees should not be charged to a tenant but then we dont have much of a choice. [:(]

We actually had a poster looking for rented accommodation a while back -- they were upfront and it turned out that the landlord had been in a IVA himself !!!

I was able to rent with an Iva. I just had to put double the deposit down. Good luck.

In my experience the letting agents are keen to help - they want the property rented after all! In my case they negotiated with both the landlords I have rented with during my IVA and managed to arrive at a successful conclusion. As one previous poster has said, an IVA doesnt make you a bad tenant, and when I moved from my last property, the landlord emailed me and thanked me for my tenancy and said I was the most trouble free tenant he had ever had, that the property was left immaculate, and he wished all tenants were like me. Its a shame that banks and building societies dont take the view that IVA'ers are much less likely to default than people who are heavily in debt. It seems bizarre that I was given a mortgage 10 years ago of over £200k when i was around £60k in debt and struggling to make ends meet, and yet now, when i have been debt free for nearly 5 years, and earning a higher salary than i was 10 years ago, I couldnt even get a mortgage for £25k!! [:(]

Well it would seem there may be an increase in IVA's if the government figures are right. Apparently more people are in debt now due to cheap credit/mortgages/payday loans etc than before the financial melt down and many are 4 times over their salaries in debt. Thats just a bummer but all the better for us who are actually putting things right in dealing with our debts and becoming self sufficient. Not many would be able to endure what we have over the life span of our IVA's and I for one feel I've done the right thing and learnt a valuable lesson (even though the debt was inherited from my leeching ex wife!) that debt is bad, cash and living within my means is even better! Good luck with the letting agency, just be upfront and take it from there as others have said :)
IVA completed!!! Looking forward to getting my life back! Stay positive and you'll get there in the end.
